We have completed the final stage of the Sokołówka investment.


Completion of the final stage of the Sokołówka investment in Łódź marks the beginning of the handover of apartments to their new owners. This final phase concludes a long-term project that has gradually shaped the development of the Sokołówka valley over the past decade.

The fifth stage of the Sokołówka investment comprises two modern, eight-storey buildings, featuring 89 apartments with varied layouts—from 2- to 5-room units—and sizes ranging from 47 to over 130 m². Thanks to this diversity, everyone could find a space tailored to their lifestyle—from a compact, functional apartment for one person to a larger, flexible layout for a family. The apartments were designed with the possibility of individual arrangement in mind, while maintaining a standard that harmoniously fits the overall character of the development.

Functionality and everyday convenience

Each apartment has its own loggia or terrace—the largest one, belonging to the top-floor apartment, has an area of nearly 75 m². For residents’ convenience, 46 parking spaces were provided in the underground garage, along with 44 outdoor spaces. The estate also includes 16 bicycle storage boxes and 21 storage units. Additional features enhancing functionality include: an electric vehicle charging station available exclusively to residents, a self-service bicycle repair point, an InPost parcel locker, and a modernized playground.

The immediate surroundings of the estate offer access to cycling paths and sports facilities, including tennis courts. Fans of urban amenities will certainly appreciate the proximity of Manufaktura Shopping Centre—one of the most popular retail and entertainment spaces in Łódź, reachable in less than 10 minutes.

Architecture that blends with the landscape

The architectural design of the Sokołówka estate, created by Mellon Architekci studio, is an example of skillfully creating spaces where form and function coexist in perfect harmony. Simple, horizontal façade divisions give the buildings a calm and orderly character. The repetitive rhythm of loggias and balconies and the thoughtful window layout create an aesthetic based on clarity and precision. Every detail has been designed with attention to proportion—from cornice lines to balustrades to precisely cut recesses that add lightness to the buildings. The building layout was adapted to the natural topography, allowing for views of the park and the Sokołówka valley without even leaving home.

Thoughtful details

The common areas of the Sokołówka investment were designed with visual consistency and everyday usability in mind. These are spaces that not only serve a communicative function but also shape the aesthetic and functional standard of the entire estate. Entrance halls are equipped with wooden wall slats that incorporate mailboxes. The design is complemented by large mirrors that visually enlarge the space and elegant door portals that emphasize the orderly nature of the interiors. Each apartment is preceded by a floor-level doormat—a practical solution that proves quality lies in the details.

Infrastructure that stays with the city

SGI has been present in Łódź for nearly two decades, during which it has carried out numerous residential investments, consistently shaping the urban landscape. The Sokołówka estate was developed right above the Sokołówka river valley, in direct proximity to Adam Mickiewicz Park. As part of one of the last stages of the investment, the developer built Nad Sokołówką and Pancernych Streets, complete with sidewalks, lighting, and an expanded water supply network. The resulting infrastructure was handed over to the city.
