Ustronie Wilanów: Details define space

SGI is bringing its experience and standard to Wilanów with a new, exceptional project — Ustronie Wilanów. This modern development will soon enrich the southern district of Warsaw, offering residents high-quality craftsmanship and outstanding design.

— “At Ustronie Wilanów, we showcase a modern approach to architecture, combining minimalism and advanced technologies into a cohesive whole. Our goal was to create an intimate place that offers its residents comfort and privacy,” says Robert Stachowiak, CEO of SGI.

Ustronie Wilanów: detail defines the space

On Bruzdowa Street, Ustronie Wilanów is taking shape — an intimate development that stands out among contemporary architectural projects. Comprising 20 semi-detached houses, the estate impresses with its spacious gardens. Each house has an area of approximately 280 sqm.

The pitched roofs with large dormers give the buildings a distinctive look, harmoniously blending into the surrounding landscape. The façades, kept in subdued colors — shades of beige, warm white, and light gray — introduce calm and balance to the surroundings. These subtle colors create a backdrop for the large glazing, which not only provides excellent natural light for the interiors but also gives the buildings a sense of lightness and modernity.

Thoughtful, light-filled interiors

The interiors of the houses at Ustronie Wilanów have been carefully designed to meet the demands of modern residents. Panoramic windows allow plenty of natural light, creating bright and cozy spaces. The simple shape of the buildings allows for flexible interior layouts, enabling various architectural solutions. The use of high-quality finishing materials guarantees durability and aesthetics for years to come. Every element has been selected to ensure the highest standard of finish, making these homes truly unique on the real estate market. Each house also includes 3 parking spaces — two in the garage integrated into the building’s structure and one outdoor space. For residents’ convenience, a tool room accessible from the outside has been designed near the entrance.

— “The minimalist interior of the house is characterized by simple, bold forms and a uniform, neutral color palette. The design uses natural materials such as wood, stone, and metal, which add elegance and warmth to the space. The interior is functional and sparingly decorated, with an emphasis on clean lines and geometric shapes. Lighting is simple and modern, and accessories are kept to a minimum, focusing on quality rather than quantity. Altogether, it creates a harmonious, calm space, ideal for relaxation and everyday living,” says Hanka Bajer, interior architect.

Modern amenities and KNX technology

SGI has taken care of every detail to ensure the highest comfort for residents. The houses will be equipped with a recuperation system and underfloor heating, and prepared for the installation of photovoltaic panels and air conditioning. Thanks to the advanced KNX home automation system, residents will be able to easily manage all the key functions of their homes. The system allows precise control of heating, ventilation, and blinds, enabling optimal temperature and energy efficiency year-round.

Moreover, the KNX Smart Home system offers users extensive options to personalize the appearance of buttons and other system elements, such as sensors or electrical outlets. With a wide range of configuration options, users can adapt the appearance of these elements to their aesthetic and functional preferences. From choosing finishing materials to the shape and color, every detail can be matched to the interior style.

Intelligent control provides not only convenience but also energy savings by adjusting device operations to the current needs of the residents. The developer has also ensured a sense of security — the houses will be equipped with external blinds, monitoring, and an alarm system — all to ensure nothing disturbs the time spent in the privacy of home.
