SGI is building a new single-family housing estate in Wilanów
After the success of the Ustronie Mokotów estate, where modern and comfortable premium-standard homes were built, SGI is beginning its investment activities in Wilanów, where it plans to carry out two projects soon: Ustronie Wilanów and Ville Wiedeńska. Very soon, in the villa district of Wilanów, on Bruzdowa Street, a new estate of single-family homes — Ustronie Wilanów — will be developed. The development will be intimate, maintaining high finishing standards — 20 semi-detached houses with gardens will be built there. Developer SGI has just received the building permit for this investment.
According to the plan, 20 two-story houses will be built at Ustronie Wilanów. Each will have an area of approximately 280 sqm. The design is characterized by simple building shapes, pitched roofs with large dormers, and a subdued façade color palette in shades of beige, warm white, and light gray. Large glazing will give a unique design, creating functional and ergonomic interiors that are perfectly lit with natural light. Each house will have a large, south-facing garden of about 300–350 sqm with a spacious terrace.
The villa character of the new estate
— Comfort for future residents was the priority when designing this investment. We wanted to create an intimate estate that also offers spacious interiors for any arrangement. We intentionally used irregular spacing between the buildings and the access road to give the estate a villa-like character. Additionally, we will equip all units with a recuperation system to ensure fresh air throughout the interiors and thereby increase residents’ comfort — says Robert Stachowiak, CEO of SGI.
Spacious, easily adaptable interiors
The interiors of the houses are designed to be functional and spacious. The heart of the home is a large living room with a dining area and kitchen, customizable to individual preferences. Panoramic windows open the living room onto the sunny garden and also perfectly illuminate the hall, where there is space for a spacious wardrobe. Upstairs, there are rooms with large areas to make arranging them easier. The master bedroom has its own walk-in closet and a bathroom with a bathtub and shower. The top floor will feature a bright, open space with glazing and a covered terrace — ideal for a private gym, office, studio, or playroom.
Each house will have a total of 3 parking spaces — two in a garage integrated into the building structure and one outdoor space. For residents’ comfort, there will be a tool room accessible from the outside near the entrance. The buildings will be equipped with a recuperation system and prepared for the installation of photovoltaic panels and air conditioning.
High standard and home automation in the KNX system
Ustronie Wilanów is also a place where modern technologies become an integral part of everyday life. SGI is creating the Ustronie Wilanów investment, equipping it with Smart Home KNX building installations that can be further expanded and integrated.
Once properly programmed, the KNX system allows for individual control of many aspects of home life. This means control over standard features such as external blinds, underfloor heating, and recuperation.
Comfort at Ustronie Wilanów is thus ensured year-round. Recuperation will provide access to fresh and clean air without additional cooling of rooms, while air conditioning will regulate the temperature and give residents relief during heatwaves. The central automation system will ensure that all heating and cooling installations maintain optimal temperature and consume energy only when and where necessary.
SGI has also ensured a sense of security for residents — the homes will be equipped with monitoring and an alarm system — all so that nothing disturbs time spent in the privacy of home.
An attractive location for the whole family
The Ustronie Wilanów estate, set in the prestigious, villa district of Wilanów, is the perfect place for people who value privacy and space. It is also an excellent location for families with children. In the immediate vicinity, there is complete educational infrastructure: schools and kindergartens, as well as sports facilities with a wide range of activities — tennis, squash, and golf. The investment is just 250 meters from Plac Vogla. This means easy access to many services that improve daily comfort — besides shops and restaurants, there is a fitness center, children’s playroom, post office, and the Wilanów Cultural Center. The proximity to the Wilanów Palace provides cultural attractions for all those who appreciate beauty and history, regardless of age. There are many green recreational areas nearby, as well as public playgrounds and the Morysin Nature Reserve, encouraging active leisure time.
