Two more buildings with spacious and bright apartments will be built at the Sokołówka Estate. The variety of floor areas, starting from 47 sqm, ensures that everyone will find something for themselves. It has now been 10 years since the developer SGI began developing this part of Łódź.
The estate is located right above the Sokołówka River valley and in direct proximity to Mickiewicz Park. SGI has been successfully developing this part of the city for 10 years. During this time, it has built 7 buildings with over 300 apartments. Additionally, thanks to good cooperation with the Łódź authorities, SGI constructed Nad Sokołówką and Pancerną streets, along with sidewalks and full lighting, and expanded the water supply system — all of which, like the new roads, were handed over to the city. — These streets are an important element of urban infrastructure and perfectly fit the modern character of Julianów, which, thanks to responsible investors, is successfully developing and welcoming new residents — said Adam Pustelnik, Deputy Mayor of Łódź.
SGI’s activities have thus made Julianów an attractive place on the map of Łódź. An additional advantage of the estate is its good connections to other parts of the city — for example, you can reach Manufaktura Shopping Center in less than 10 minutes. Nearby bike paths also make it easier to get around the area. Sports clubs, including tennis courts, are also located nearby.
SGI engages in city development
Moreover, this is not SGI’s only investment in Łódź. — We have been present in this city since 2006 and continue to actively engage in its development, focusing not only on the architectural quality of the new buildings but also on integrating them skillfully into the surrounding space. We care about creating friendly places to live. That’s why our investments go beyond the estates themselves and also include Łódź’s infrastructure. While building the Barciński Park estate in the center of Łódź, we expanded Tylnia Street, equipping it with additional parking bays — recalls Robert Stachowiak, CEO of SGI. Thanks to SGI, Lawendowe Osiedle on Zamojskiej Street, Osiedle Majowe on Przybyszewskiego Street, Podolski Park on Strzemińskiego Street, the estate on Świtezianki Street, and Villa Park on Rudzka Street were also built. In total, SGI has delivered nearly 2,000 apartments in Łódź. And more are already under construction.
An offer for both singles and families
The construction of the fifth stage of SGI’s investment at Sokołówka is already underway, and sales of the new apartments have just started. Plans include the construction of two eight-story buildings with a total of 89 apartments, ranging from 2 to 5 rooms, with areas from 47 to over 130 sqm. It will therefore be an ideal offer both for singles and for those with large families.
According to the design, each unit will have a loggia or a terrace — the largest terrace, belonging to one of the apartments on the top floor, will be almost 75 sqm. For motorists, 46 indoor and 44 outdoor parking spaces are planned. There will also be 16 bicycle storage units and 21 storage rooms.
With a view of greenery
SGI’s architects have aimed to make the most of the exceptional advantages of the plot, ensuring that as many apartments as possible have a direct view of the surrounding green areas.
The architects drew inspiration from modernist and Art Deco forms. The main elements creating the intended dynamic character of the new buildings are ribbon windows, balconies, and loggias with long cornice lines and balustrade elements that complete the characteristic façade design. As a result, the expressive and dynamic shapes of the buildings, emphasized by horizontal white bands contrasting with the glazing lines, are meant to create the atmosphere of elegant architecture. Their form is intended to reflect contemporary trends in multi-family housing while, despite their scale, skillfully integrating into the surroundings and enabling direct contact with them.
Comfort and high quality
SGI has also ensured high quality in the common areas and has made every effort to make the buildings meet the expectations of even the most demanding clients. Bright, spacious lobbies will be enhanced with decorative wall slats, into which stylish mailboxes will be integrated. Practical, large mirrors will also be installed at the entrances to the buildings. The apartment doors will be adorned with decorative door portals, and in front of each threshold, a recessed doormat will be installed.
According to the planned schedule, the new buildings will be completed in the second quarter of 2025.
