An intimate investment on Ananasowa Street – another project in the capital city


Soon, a new, intimate complex of 3-story buildings will be built on Ananasowa Street in Dolny Mokotów. The first stage of developer SGI’s investment consists of 5 buildings with a total of 127 apartments ranging from 47 to 121 square meters.

The new estate will rise in the heart of “young Mokotów,” specifically in the rapidly developing Siekierki area, which is gaining popularity thanks to its proximity to green spaces ideal for active recreation, as well as its good connections to other districts of Warsaw. It will provide residents with a high standard of living in modern architecture.

Details make the difference

The estate will be characterized by an attractive yet timeless appearance, fitting into the latest architectural trends. The minimalist forms of the buildings combined with a subdued color palette will create a harmonious whole.

The solutions included in the project have been carefully designed to ensure residents’ comfort. Large floor-to-ceiling windows will provide natural light throughout the day. Additionally, ground-floor apartments will have access to private gardens, while the others will feature spacious balconies. All apartments will come standard with external blinds — a solution that sets SGI apart on the developer market. This guarantees privacy and thermal comfort. An additional convenience is the preparation of apartments for air conditioning installation, increasing their functionality. Storage units have also been planned, along with 128 underground parking spaces and outdoor bicycle stands. For safety, the entire development will be monitored and secured.

A space that fosters building relationships

The spatial layout of the estate has been designed in the finest detail. Residents will have access to a green courtyard ideal for relaxation and recreation, while the buildings will be connected by walkways and paths integrated into the greenery. The development will include relaxation zones for residents, a playground designed with children in mind, and a residents’ club — a space created specifically for meetings, spending time together, and co-working. There will also be a play area for the youngest residents.

An excellently connected estate

Infrastructure plays an important role in the Ananasowa estate project. That’s why SGI has placed great emphasis on road construction, which will positively impact its connectivity with the surrounding area. As part of the first stage of works, sections of Ananasowa and Gąsocińska streets will be built. The roads will include asphalt pavement, sidewalks, parking bays, and raised intersections. There will also be street lighting, stormwater drainage, and greenery in the roadside belt. At the same time, the existing power and telecom networks on Gąsocińska Street will be redeveloped.

The second stage of road infrastructure works involves building a section of the street from the intersection with Dywizjonu AK “Jeleń” Street to the intersection with Gąsocińska Street. Here too, all modern solutions required for such investments will be implemented. In addition to the asphalt road — just like in the first stage — there will be sidewalks, a raised intersection, street lighting, stormwater drainage, and greenery in the roadside belt.

The construction of new roads will improve the quality of access to the estate and increase convenience for residents commuting to it or heading toward the city center.

Relaxation and more

The location of the Ananasowa estate in Dolny Mokotów means that residents will reach both the city center and nearby green areas quickly. At the same time, they will benefit from proximity to Warsaw’s cultural, historical, and sports attractions — such as Łazienki Park, Agrykola, and the Warsaw Uprising Mound. Active leisure enthusiasts will also be satisfied. They will enjoy the extensive network of walking and cycling paths, which run along the Vistula River and lead to the city’s most interesting areas. In this way, Ananasowa estate aligns with the latest urban trends, offering solutions for those who value an active lifestyle while also creating a space that fosters integration within the local community.

Thanks to its proximity to Aleja Polski Walczącej (Czerniakowska BIS), the journey from Ananasowa to the city center will take only 15–20 minutes by car. This will give residents the freedom to plan their time. Reaching large grocery stores (K&M, Carrefour, Lidl), service points, and recreational facilities (DeSKI Tennis and Squash, Legia) should take no more than 10 minutes.

SGI is constantly expanding its offer

Ananasowa estate is just one of the investments recently announced by SGI. The developer is consistently expanding its portfolio in attractive Warsaw districts, planning further investments for the coming year.
