A unique investment. We will build a housing estate of a standard never seen before in Warsaw.
A boutique residential estate with apartments offering exceptionally rich amenities will be built in Dolny Mokotów. The plans include underfloor heating, heat recovery ventilation (recuperation), air conditioning, and external blinds — all of these systems will be controlled via a Smart Home system based on KNX technology. The estate will also include a fitness area and a sauna. This is the only development in the capital with such a high standard, additionally located in close proximity to green areas. Bluszczańska III is the latest investment by SGI.
Bluszczańska III is an intimate estate consisting of three two-story buildings. In total, 105 apartments will be built, ranging from 38 to 140 square meters, with private gardens on the ground floor and spacious terraces equipped with additional lighting, power outlets, and water connections for watering terrace greenery. The top floors of the buildings will feature 10 penthouses, ranging from 112 to 140 square meters and with a ceiling height of 2.87 m, of which 9 will have stairs leading to an additional rooftop terrace.
All apartments will be equipped with large-format aluminum windows. Even in the smaller two-room units, windows will be at least 1.92 m high and 1.70 m wide (sliding terrace windows in the HS system – up to 2.60 m wide), significantly exceeding the legal minimum window surface area requirement of 1/8 of the room size. In addition, the windows will offer high thermal and acoustic insulation thanks to triple-glazed packages, which will also result in significantly lower heat loss and greater acoustic comfort.
Each apartment will also include external blinds to prevent excessive heat buildup inside, ensuring proper shading and privacy when needed. Aesthetically integrated into the building’s structure, the blinds will also serve as an interesting architectural detail.
The development will also include an underground garage with 104 parking spaces, equipped with an access control system, including cameras that read license plates upon entry and exit. To further enhance resident safety, the investment will also feature monitoring systems.
Timeless quality, international inspirations
Preparatory works have already started on the plot for the Bluszczańska III investment. The estate, located in Dolny Mokotów, will stand out in Warsaw thanks to its distinctive architecture. The buildings will be constructed on terrain raised by over a meter, which will naturally separate the estate area and provide privacy to its residents. The low-rise buildings with additional rooftop terraces accessed by spiral staircases and simple, minimalist façades evoke associations with urban villas.
“We care about timeless quality that will serve residents for generations to come. That’s why Bluszczańska III is a reflection of modernity and high standards in a boutique form. We are creating it based on the latest global trends, which we continuously monitor,” says Robert Stachowiak, CEO of SGI. “As a result of our international inspirations, we pay special attention to the design of shared areas, which in Polish multi-family projects are often left without thoughtful planning. We take them seriously, aiming to provide our residents with efficient relaxation, neighborly integration, or creative family time.”
In the shared space located within one of the buildings, there will be a children’s playroom as well as a boutique fitness club with a wellness zone, which will include a Finnish sauna with significant health benefits. Thanks to the clever combination of these two spaces, parents will be able to use treadmills or other exercise equipment while their children play safely nearby.
The exceptional quality of the investment is also reflected in the high-class KNX Smart Home system, which will enable individual control (also via a smartphone app) of, among other things, blinds, heating, recuperation, air conditioning, and lighting. Unlike the common wireless solutions typically used in competing projects, this system is based on concealed wired installations and a network of sensors, modules, and buttons in the KNX standard, which, when properly programmed, intelligently manage devices and systems — for example, maintaining a set temperature at certain times, activating a specific lighting scene upon entering the apartment, or reducing ventilation when the apartment is unoccupied. The KNX technology is a stable and secure automation system, resistant to data transmission interference. Importantly, apartment owners will be able to expand it in the future with additional elements, such as an alarm system or smoke or flood sensors.
With care for clean air
The design of the Bluszczańska III estate also takes into account the needs of residents who value eco-friendly solutions. The estate will feature photovoltaic panels, but these are not the only pro-environmental advantages of this investment. “Each apartment will be equipped with central air conditioning, invaluable especially during the summer. Instead of radiators that limit interior arrangement options, we have planned underfloor heating, which provides pleasant warmth underfoot in winter,” explains Robert Stachowiak. “We also ensured that each apartment would have a modern recuperation system, which provides fresh air without unnecessary cooling of the apartment. In winter, while standard ventilation introduces cold air, the recuperation system pre-warms it so that the incoming air is only a few degrees cooler than the indoor temperature. In summer, meanwhile, the air circulation through recuperation brings pleasant coolness into the apartment,” he adds.
Additionally, the underground garages at Bluszczańska III will include the option to install chargers for electric vehicles. The solutions we have implemented in this investment align with the global trend of sustainable development — positively impacting both ecology and the cost of property maintenance.
Convenient location — close to the center and nature
Another unquestionable advantage of the Bluszczańska III investment is its excellent location. Mokotów is a district with green areas and a well-developed commercial, service, and educational infrastructure. It is also well connected to other parts of the capital. Thanks to the recently constructed Aleja Polski Walczącej, also known as Czerniakowska BIS, it is easy to reach Upper Mokotów and the city center from here. The drive to downtown Warsaw takes about 15 minutes, and the nearest bus stop is less than 100 meters from the investment.
The proximity of the Vistula River bend with its extensive green areas, bike paths, and small beaches provides great recreational opportunities. Just 500 meters from the new estate begins a landscape park covered by the Natura 2000 program, ideal for walks or bike trips. Only 150 meters from the investment, at the intersection of Grupy AK “Krybar” and Batalionu AK “Bałtyk” streets, there is also a city bike station.
