Modern technologies and wellness zone
The entire investment has been designed to provide residents with maximum comfort, ergonomic living, and safety. There will be a children’s playroom and a boutique fitness club with a wellness zone. Among other things, residents will also have access to a Finnish sauna with significant health benefits. Thanks to the harmonious combination of these spaces, parents using the treadmill or other gym equipment will be able to watch over their children playing nearby.
The common areas of this Mokotów estate have therefore been thoroughly thought out and refined. To ensure a timeless design with attention to detail, SGI entrusted the design of the common areas to the renowned Bajer Sokół Team studio.
The comfort and quality of life at Bluszczańska III will also be ensured by modern technologies. A network of sensors, modules, and buttons in the KNX standard, when properly programmed, will allow intelligent, individualized management of home devices and installations, including external blinds, heating, recuperation, air conditioning, and lighting. The high-class KNX Smart Home system can thus maintain a set temperature at specified hours, turn on the lights when entering the apartment, or reduce ventilation when residents are away. Apartment owners will also be able to expand this system with additional elements and devices, such as an alarm system or smoke and flood detectors. Importantly, the KNX Smart Home system selected by SGI is wired, which means exceptional stability of operation.
Fresh air and the right temperature
The apartments at Bluszczańska III will ensure comfortable living all year round. Recuperation will provide access to fresh, clean air without unnecessary cooling of the rooms, while air conditioning will regulate the temperature and give residents relief during heatwaves. In standard ventilation systems, cold air is brought in from outside, whereas with recuperation, the air is heated so that when it enters the apartment, it is only a few degrees cooler than the inside. In summer, the opposite happens — thanks to air conditioning, a pleasant coolness is maintained in the apartment, as recuperation prevents warm outside air from being blown in.
“Each apartment will be equipped with central air conditioning, which is invaluable especially in summer, and instead of radiators that limit interior design options, we have planned underfloor heating, which provides pleasant warmth underfoot in winter,” explains Robert Stachowiak.
At Bluszczańska III, all apartments will be prepared for air conditioning installation. This is a unique solution on the market, allowing residents to have an elegant system without the need to install an external unit on the balcony, saving space and maintaining aesthetics. Additionally, the air conditioning can be integrated with the KNX Smart Home system and controlled remotely.
The investment will also stand out with large-format sliding aluminum windows equipped with triple-glazed packages providing high thermal insulation. Such solutions will let in plenty of light, ensuring proper natural lighting of the interiors, improving acoustic comfort, and reducing heat loss. Meanwhile, the external blinds — an interesting architectural element — will protect against excessive heat and gently and privately shade the apartments.
